Tenant Find Only

We offer a tenant find only service for those Landlords who prefer to manage their own properties. We will take care of everything from marketing the property to setting up and preparing the Tenancy Agreement. We will then collect the first month’s rent and deduct a one off ‘Let Fee’ from it. We can then set up a standing order for all future rental payments to be transferred into a bank account of your choice.

Free Valuation & Advice

We’ll meet you at the property to provide you with a market appraisal and up to date valuation on the monthly rental amount, then advise you on how to prepare your property for the rental market. We can then discuss the type of tenant you would like and which would be most suited to the property.

Marketing

Once we’ve created the advert for your property we will send it to all the major property websites including; Rightmove, Zoopla, Prime Location and Find a Property. Your property will receive the maximum exposure coverage 24 hours a day.

We will provide a colourful eye catching board for outside the property, providing added exposure.

Existing Database

When we bring a new property to the market place we are proactive in that we will straight away contact our database of applicants to see if there are any potential tenants already known to us.

Viewings

Sit back and relax!!!   We will accompany all viewings whether that be weekends or evenings.

Tenant Referencing

Once we have found the most suitable tenant, we then start the all-important process of vetting and referencing the applicant. We employ a specialist referencing agency to carry out the checks on our behalf. These checks include: – Credit check, Employment check, Affordability check & Previous landlord/Agent check, up to 3 years where possible.

Preparing the Tenancy Agreement

When checks have been passed and completed, we then agree on a moving date and prepare the necessary paperwork for you.

Collecting the First Month’s Rent & Arrange Standing Order Payments

We will collect the first month’s rent along with the deposit and deduct our one-off let fee from it. We will then forward the balance to you same-day, and set up all future rental payments to go directly into your bank account.

Tenants Deposit

The deposit will be held in the government backed Deposit Protection Scheme, unless you prefer to handle this procedure yourself.

Back to you

We will hand your property back to you to manage, in the knowledge everything is in place and all legal requirements have been covered. When the tenant is ready to move out, we will start the marketing process again with the added bonus of using the existing marketing thus speeding up the process.
